Most people in Northeast Florida judge an air conditioner by whether the house is cold. That's the wrong metric, and the reason so many Jacksonville homes feel clammy at 74 degrees while the thermostat insists everything is fine.
Cooling a house in this climate is two jobs, not one. Sensible load is the heat you remove to drop the temperature. Latent load is the moisture you remove to drop the humidity. In a dry climate the sensible load dominates. On the First Coast, in August, the latent load is enormous — and an air conditioner only removes moisture while it's running, because moisture condenses on a cold coil over time. An oversized system satisfies the thermostat in eight minutes, shuts off, and never runs long enough to dehumidify. The house gets cold and stays wet. Mold, musty smells, warped floors, and a persistent feeling that the AC "isn't working" all follow from that one mistake.
Sizing: Manual J, Not Rules of Thumb
The industry standard load calculation is ACCA Manual J. It accounts for square footage, ceiling heights, window area and orientation and glazing type, insulation levels, duct location and leakage, infiltration, and occupancy. Done properly it produces separate sensible and latent load numbers.
Manual S is the companion step that selects specific equipment to match those loads, including checking the equipment's sensible heat ratio against the house's — that's the step that actually prevents the clammy-house problem. Manual D sizes the ducts.
What you'll frequently get instead is "500 square feet per ton," or worse, "whatever's in there now, but a half-ton bigger to be safe." The rule of thumb is a relic from an era of leakier, less insulated houses, and "a little bigger to be safe" is exactly backwards in a humid climate.
A contractor doing this right will spend real time in your house — measuring windows, looking in the attic, checking duct runs, sometimes running a blower door or duct blaster test. It takes an hour or two and it is the highest-value thing an HVAC company can do for you. If someone quotes a replacement from the driveway based on the nameplate of the old unit, you've learned what you needed to know.
Equipment features that genuinely help with humidity: variable-speed or two-stage compressors, which run longer at lower capacity instead of blasting and stopping; variable-speed indoor blowers (ECM); a thermostat with a dehumidify setting that can overcool slightly to pull moisture; and in some houses a whole-house dehumidifier ducted into the return, which is the honest answer for tight, well-shaded, or lightly occupied homes where the cooling load is too small to do the dehumidifying work.
One free improvement: set the fan to AUTO, not ON. With the fan running continuously, the moisture sitting on the coil after the compressor stops gets blown right back into the house. This is the most common self-inflicted humidity problem in Florida.
Salt Air Is a Real Equipment Killer
If you live east of the Intracoastal — Jacksonville Beach, Neptune Beach, Atlantic Beach, Ponte Vedra — or anywhere with regular onshore wind, chloride-laden air is attacking your condenser continuously. Aluminum fins and copper tubing form a galvanic couple, and salt accelerates the corrosion between them. Coils that would last fifteen years inland can fail in seven or eight near the ocean.
What to specify in a coastal replacement:
- Coated coils. Manufacturers offer e-coated or epoxy-coated coil options, and several offer specific coastal or seacoast equipment packages. The upcharge is modest relative to replacing a coil.
- Corrosion-resistant cabinets and hardware — stainless or composite fasteners rather than painted steel.
- A rinse schedule. Freshwater rinsing the condenser coil regularly — low pressure, never a pressure washer — meaningfully extends life. Ask your technician to show you how, and do it yourself between visits.
Florida Licensing — What the Classes Mean
Florida regulates HVAC contractors through the Department of Business and Professional Regulation (DBPR), and licenses come in two forms. Certified licenses are issued by the state and valid anywhere in Florida. Registered licenses are tied to a local competency card and valid only in the jurisdiction that issued it. Both are legitimate.
The relevant classes: Class A air conditioning contractor, unlimited in capacity; Class B, limited to systems below a stated capacity threshold, which covers essentially all residential work; and mechanical contractor, the broadest class, covering HVAC plus related systems.
Verify the license on the DBPR's public license search. Confirm it is active, confirm the name on the license matches the company you're hiring, and look at the complaint and discipline history. Florida also requires contractors to carry general liability and, unless legitimately exempt, workers' compensation — ask for the certificate from the insurance agent directly.
Maintenance Contracts — Worth It or Not
The honest answer is: sometimes, and mostly for reasons other than the maintenance.
A typical Jacksonville maintenance agreement runs one to a few hundred dollars a year for two visits — a cooling-season check and a heating-season check — plus a discount on repairs, waived diagnostic fees, and priority scheduling.
The value is real if: your equipment is out of warranty and you'd otherwise skip service; you want someone catching a failing capacitor or a clogged drain line before it becomes an August emergency; and you'd genuinely use the priority scheduling, which is not nothing when the metro's entire service fleet is booked solid during a heat wave.
The value is thin if: the plan is mostly an inspection checklist with a technician incentivized to find something; the "discount" applies to inflated list pricing; or the agreement auto-renews at an escalating rate you never revisit.
What a real maintenance visit includes: measured refrigerant charge using superheat or subcooling (not "topping off" — a system that needs refrigerant has a leak, and adding refrigerant without finding the leak is not a repair), coil cleaning, condensate drain clearing and treatment, blower and filter inspection, electrical connections and capacitor testing, temperature split across the coil, and static pressure. Ask for the numbers in writing. A visit that produces no measurements produced nothing.
The condensate drain deserves emphasis in this climate. A clogged drain line is the most common cause of water damage from an air handler in Florida.
Timing, Hurricanes, and Efficiency Rules
Hurricane season runs June 1 through November 30, and the practical consequences for HVAC are straightforward. Secure the condenser to its pad — Florida code requires equipment anchoring, and a unit that walks off its pad in a storm is both a repair and a refrigerant release. If you're near flood-prone ground, ask about elevating the condenser. After a flood, do not run a system whose condenser or air handler was submerged until it's been inspected; saltwater intrusion into the compressor windings and control boards is a replacement, not a repair.
After a major storm, out-of-area crews follow the damage, exactly as they do in roofing. The same verification rules apply.
Buy in the shoulder season. February through March and October through November are when Jacksonville HVAC companies have capacity, are most willing to negotiate, and can schedule a proper load calculation without three other emergency calls stacked behind it. Replacing a system in July means paying peak prices to a crew that is exhausted.
On efficiency minimums: federal standards for the southern region are higher than the national baseline, and in the South they're enforced at installation rather than only at the point of sale — meaning a lower-efficiency unit cannot legally be installed here even if it can be sold elsewhere. Expect a legitimate contractor to quote you compliant equipment and to provide the AHRI certificate showing that the indoor and outdoor units are a matched, rated pair. An unmatched system does not deliver its rated efficiency and can void the warranty.
Getting Quotes
Get three, and compare scope rather than totals. The differences that matter: equipment tier and matched AHRI rating, whether the line set is being replaced or reused and flushed, whether the duct system was evaluated or simply reconnected, whether a new pad and disconnect are included, permit and inspection, refrigerant type, the labor warranty separate from the manufacturer's parts warranty, and whether warranty registration is handled for you — most manufacturers require registration within a set window to get the extended parts coverage, and forgetting it quietly cuts your warranty in half.
