- Deceptive practice : They advertise attractive rate, promise it in personal conversation after reviewing your documents. Then using the new HVCC rule suggest to wait for at a least 4 days to get the appraisal done and during this wait period announce that the rate went up. Later we found out that it was just a pretence to raise the rate. In our case all documents we re presented at the first day, the credit history was perfect, the down payment was 50% of the purchase price and yet we didn%u2019t get the promised rate.
