Over promised and under delivered. If you don't understand Vietnamese to fully capture their conversations, you would totally feel cheated since there's no real discussion between escrow officer & the clients. Good faith estimate remains as estimate and at the end, you would pay whatever they can charge you on and it definitely incurred more than what the original estimate is. (No good faith if you ask me) They have a tendency to work under the table to "get things done" so home shoppers beware, what you see on the paper is not necessary what you get in
